1. ABOUT THE HOST

In short: two homes in Militou, Kos, run by Anesis Living I.K.E.

Ena & Ena is run by Anesis Living I.K.E. (“we”, “us”), a Greek company at Militou, Kos 85300, Greece — VAT EL802986257, GEMI 186812720000. We have two private homes in Militou: Ena & Ena 1 / The Seaview Villa (MHTE 1471K91000068200) and Ena & Ena 2 / The Courtyard Villa (MHTE 1471K91000068500). When you book, you accept these terms for everyone in your party.

2. WHO MAY BOOK

In short: you must be 18+, staying with the party, and you answer for the group.

The person who books (the “lead guest”) must be at least 18, must be staying, and is responsible for how everyone in the party behaves, including children. A booking is personal: you cannot resell it, sublet the home or pass the booking to someone else.

3. HOW A BOOKING IS FORMED

In short: you are booked once the payment goes through and our email arrives.

Prices and availability on this site are live and can change until you pay. You have a booking only when the full amount has been charged and we have sent you a confirmation email. If the payment fails, or we spot a price or availability error before confirming, there is no booking and anything taken is refunded in full.

The minimum stay is 3 nights on all direct bookings. Same-day and next-day arrivals can be booked online until 15:00 local time; after that, message us and we will arrange it.

4. RATE PLANS

In short: every direct booking is 20% off; Non-Refundable saves another 10% but cannot be cancelled.

We price your stay from our live nightly rate for your dates and apply the 20% direct-booking discount automatically. At checkout you pick one of two rate plans, and that choice decides what happens if your plans change:

• Flexible. Our standard direct rate. Cancel free of charge until the end of the day 14 days before you arrive (Kos time). See clause 6.
• Non-Refundable. A further 10% off the nightly total in exchange for a firm booking. From the moment it is confirmed there is no refund, the booking cannot be transferred, and you have no right to change the dates. The lower price is what you get in return.

Both plans give you the same home, the same service and the same house rules — only the price and the cancellation rules differ. Your plan is shown on your confirmation email and in your booking portal.

5. PRICE, TAXES & PAYMENT

In short: the total you see is the total you pay, in euro, in full, at booking.

• We quote and charge in euro (EUR). Any conversion or foreign-transaction fee is between you and your card issuer.
• The total shown before payment is the total you pay: the nightly price after your discounts, plus the statutory climate-resilience / stay levy of €8 per night and a 0.5% stay duty on the accommodation amount.
• What the price includes: bed linen and towels for your arrival, utilities (water, electricity, air conditioning and Wi-Fi), keyless self check-in, and the cleaning of the home before you arrive and after you leave. There is no separate cleaning fee.
• What it does not include: cleaning or a change of linen during your stay. A mid-stay refresh can be arranged on request for an extra fee, as can airport transfers, private taxis and other services we book on your behalf. Anything arranged during the stay is agreed and paid separately.
• Levies and duties are set by Greek law. If they change between booking and your stay, the amount due follows the law in force on the dates you stay; any difference is settled with you before or on arrival.
• We take payment in full when you book. Payments are handled by Stripe Payments Europe, Ltd. We never see or store your full card details.
• We do not hold a security deposit on your card at booking. Damage is covered by clause 11.

6. CANCELLATION, NO-SHOW & EARLY DEPARTURE

In short: Flexible is free until 14 days before arrival; Non-Refundable is never refunded.

Flexible rate. Cancel by the end of the day 14 days before check-in and we refund everything to the card you paid with, normally within 5–10 working days. Cancel after that, don’t turn up, or leave early, and we keep the full amount of the stay.

Non-Refundable rate. There is no refund at any point after confirmation, including no-shows and early departures.

When you complete your booking you confirm that you accept the policy attached to the rate you chose. To cancel, use your booking portal or email us — a cancellation counts from the moment we receive it. Bookings made through Booking.com or Airbnb follow that platform’s policy, not this clause.

If we ever have to cancel for a reason within our control, you get back everything you paid. Where the cause is outside our control, clause 12 applies.

7. CHANGES TO A CONFIRMED BOOKING

In short: a change is a request, not a right — we confirm it in writing or it hasn’t happened.

You send changes to dates, guest numbers or the sleeping setup as a request through your booking portal. Nothing changes until we confirm it in writing. It depends on availability and on the rate for the new dates: if they cost more, you pay the difference; if they cost less, we do not refund it. Non-Refundable bookings cannot be moved as of right, though we will always try to help if the calendar allows.

8. CHECK-IN, CHECK-OUT & ACCESS

In short: in from 15:00, out by 11:00, self check-in, and we need everyone’s ID details.

Check in from 15:00 and check out by 11:00. Entry is keyless — we send codes and directions before you travel. Arriving early or leaving late may be possible on request if the calendar allows; it is never guaranteed and may carry a charge we agree in advance. Greek law requires us to register every guest, so we ask for the full name and ID or passport details of each person staying, children included.

9. OCCUPANCY & SLEEPING ARRANGEMENTS

In short: four guests maximum, sofa bed on request, cot free for babies under one.

• Maximum 4 guests per home, counting children of any age who occupy a bed. You may not exceed the number of guests on your booking.
• If you are 3 or 4 guests we ask at booking whether to prepare the sofa bed. We make it up only if you ask.
• A baby cot is free on request for a baby up to 1 year old, and does not count towards the maximum.
• People who are not on the booking cannot stay overnight. If we find undeclared guests we may end the stay without a refund.

10. HOUSE RULES

In short: no smoking indoors, no parties, quiet hours respected, jacuzzi used with care.

• No smoking or vaping indoors — only in the designated outdoor areas.
• No parties, events or commercial photography unless we agree in writing beforehand.
• Quiet hours run 15:00–17:30 and 23:00–07:00, as Greek law requires and our neighbours deserve.
• Pets are welcome, but only if you ask us first and tell us before arrival.
• You use the private jacuzzi at your own risk. No glassware in or around it, never use it after drinking, and an adult must supervise children at all times — the same goes for the terraces, steps and stone levels outside.
• Please treat the home, the neighbours and the village as you would your own. If these rules are broken seriously or repeatedly, we may end the stay immediately without a refund.

11. DAMAGE & LIABILITY

In short: you cover damage beyond normal wear; we tell you within 7 days and charge at cost.

The lead guest is responsible for loss or damage to the home, its contents or its surroundings during the stay, beyond normal wear and tear. If we find damage after you leave, we photograph it, get a repair or replacement quote, write to you within 7 days of check-out and charge it at cost. We are not responsible for belongings lost or left behind, for interruptions to utilities, internet or the public water supply outside our control, or for injury caused by improper use of the home or its facilities. Nothing here limits our liability for death or personal injury caused by our negligence, or for fraud.

12. FORCE MAJEURE

In short: if something far outside our control stops the stay, we reschedule or refund those nights.

We are not liable if we cannot do what we promised because of something beyond our reasonable control — natural disaster, fire, extreme weather, government action, strikes or a public-health emergency. In those cases we will work with you in good faith to move the stay or refund the nights affected.

13. RIGHT OF WITHDRAWAL

In short: the 14-day EU cooling-off right does not apply to holiday accommodation.

Under Article 16(l) of Directive 2011/83/EU on consumer rights, as brought into Greek law, the 14-day right of withdrawal for distance contracts does not apply to accommodation booked for specific dates. Your cancellation rights are the ones in clause 6, and nothing beyond them.

14. PRIVACY

Personal data collected in connection with your booking is processed as described in our Privacy Policy, and cookies as described in our Cookie Policy.

15. COMPLAINTS & DISPUTE RESOLUTION

In short: tell us during the stay so we can fix it; we reply to written complaints within 14 days.

If we cannot sort it out between us, you can use the European Commission’s Online Dispute Resolution platform at ec.europa.eu/consumers/odr or contact the Hellenic Consumer’s Ombudsman (synigoroskatanaloti.gr).

16. CHANGES TO THESE TERMS

We may update these terms for future bookings. The version that applies to your stay is the one published here when your booking was confirmed; we keep a copy and will send it to you on request.

17. GOVERNING LAW

Greek law governs these terms. Any dispute goes to the competent courts of Kos, Greece — without affecting any mandatory consumer protection you have in your own country.
